Single-Family Residences or Condominium units can be appraised by a residential appraiser, as can two to four family dwellings. Anything larger requires a Certified General appraiser or a MAI, with the more complexity the more the need for a MAI appraiser. In order of typical complexity, from least to most;
- Apartment Buildings
- Mobile Home Parks
- Condominium Developments
- Work-force Housing
In many cases a market study to forecast absorption and a discounted cash flow analysis are required to do a proper appraisal. These are best done by a MAI appraiser.
